Balranald Cottage is a fully modernised traditional cottage ideally situated on the edge of Balranald Nature Reserve. The cottage offers wonderful uninterrupted views across machair to the white sandy coastline of Balranald beach which is within easy walking distance.

The cottage has its origins as two adjoining humble dwellings for maids working at Balranald House, just across the road. Back then, those that lived here would have had little for themselves after there daily work at the big house. But today, after recent renovations that have fused the two cottages into one generous home, those that stay here have come to where they are free to enjoy themselves as they please!

The house door, sheltered from the prevailing south-west and west winds, opens to a utility room with space for wet clothes, boots etc, and with washing machine and tumble dryer.

To the right, from the utility is a spacious kitchen with breakfast table and chairs, and a full range of appliances including oven, hob with extractor hood, microwave, dishwasher etc. Large windows look out over the Balranald Bog SSI and to the RSPB reserve beyond.

From the utility, to the left, a long hallway runs the length of the house, giving access to:

* a generous double bedroom with with en-suite shower room.
* a twin bedroom, with adjoining family bathroom.
* an extensive open-plan living room with windows looking out towards Balranald House and the walled garden, and offering a raised dining area with table and chairs for six and a spacious sitting area, with two large sofas

Beyond the living room is a large south-facing sun room, with large windows providing a wonderful panorama of white sands, a huge marsh and wetland SSSI, traditional small-scale machair farming, the Balranald nature reserve, and huge, huge skies!

Balranald Cottage has double glazing and modern electric storage heating. Electricity of up to 20/week is included in the tariff, Broadband is subject to reasonable usage.

The well stocked local shop/cafe is a 10 minute walk away and is open from Monday to Saturday all year round. The working harbour is a 15 minute stroll and freshly landed shellfish can regularly be bought.

Electricity, central heating, bed linen and towels are included in the price.

On arrival you will be welcomed with tea/coffee and some home baking.

The bedrooms are warm, comfortable and relaxing. There is a Freeview TV/DVD and hairdryer in each bedroom.

Our newly fitted guest kitchen/sitting room is very well equipped and you are welcome to use it during your stay. Facilities include microwave, cooker, washing machine, fridge/freezer, Freeview TV/DVD, iron and ironing board. Wi-fi is also available.

Our conservatory is ideal for relaxing in at the end of the day. You will enjoy the tranquil setting, you can watch the birdlife and may be able to see some beautiful sunrises and rainbows. Sky television is available in the conservatory.

Cyclists are very welcome. In the past cyclists have used our grounds for camping. We have ample space for tents at the front and at the back of the house. There is a toilet in the front porch for use during the night if necessary. Reduced rates apply for camping.

Evening meals are available by prior arrangement. We cater for vegetarians and any other dietary requirements.

There is ample parking available for vehicles.

We look forward to welcoming you!
